Jackie Buckley - Partner

Jackie is Head of the Property team at Hayes solicitors. She is a highly experienced adviser to clients in the banking, public and retail sectors on all aspects of the sale, purchase, leasing, development and financing of properties. She has extensive experience of advising landlords and tenants in insolvency situations and has advised in recent high profile examinerships.

Jackie assists her retail clients in the sale, purchase, lease and development of substantial retail stores, including mixed, residential and commercial centres. She advises on the property aspects of mergers, acquisitions and management buy outs. Jackie has advised Irish government agencies on acquiring property as part of major inward investments by foreign enterprises.

Experience

  • Retail- Jackie advises a number of retail clients in relation to the acquisition and disposal of their premises. She acts for a number of large retailers in relation to their property portfolios in Ireland. She has significant experience in advising on rent reviews and break clauses
  • State agencies- Jackie advises a number of state agencies in relation to their own property requirements and also in relation to the acquisition of properties by their clients. In the past six months she has advised in particular on two landmark transactions involving major inward investment by multinational organisations
  • Portfolio sales- Jackie has advised in relation to the disposal of both commercial and residential properties through the use of portfolio sales
  • Jackie has advised NAMA on a number of major, complex connections involving a large number of properties. Her work includes carrying out security reviews, advising on the appointment of receivers and advising in relation to the sale of residential and commercial assets
  • Insolvency & Restructuring - Jackie advises landlords on how to recover possession of their properties and arrears of rent which has resulted in litigation in many cases. She regularly works with tenants, advising on how to achieve a restructuring of their existing relationship with their landlords in order to assist them through difficult periods
  • Receiverships – Jackie advises receivers on queries arising post-appointment, including title issues, concerns relating to landlord & tenant law and licensing matters. Jackie is also involved in the sale of a number of properties on behalf of receivers
  • Professionals and partnerships – Jackie works with professionals such as medical practitioners, accountants and dentists on regularising their property affairs. She advises on the property side of Partnership Agreements and has advised on and drafted appropriate Co-Ownership Agreements
  • Banking & Financial Services - Jackie advises financial institutions in relation to both putting in place security and in the enforcement of security. During the course of this work she advises these financial institutions on title issues and prepares certificates of title for them.

  • Bachelor in Laws Degree (First Class Honours), Trinity College Dublin
  • Professional qualification as a solicitor, Law Society of Ireland, 2000
  • Awarded the Findlaters Scholarship, Law Society of Ireland
  • Diploma in Commercial Property, Law Society Ireland
  • Diploma in Property Taxation, Law Society Ireland
  • Certificate in Banking Law, Law Society of Ireland.

Other

  • Through her participation in the Dublin Solicitors Bar Association and in particular the Conveyancing Committee, Jackie has been involved in making submissions for The Law Society of Ireland which has impacted on how property transactions are carried out and the giving of commercial undertakings in property transactions
  • Jackie regularly writes articles for professional bodies which have been published in The Forum, a magazine for GPs, The Consultant, a magazine for Medical Consultants, and The Parchment, a magazine for solicitors
  • Jackie lectures to professional bodies on topics such as the “A-Z of Acquiring Properties”, “Managing your Partnership Property”, “Taxes and Charges”, “Exiting your Lease” and “General Property Updates”.
  • She has been described by clients as being “meticulous with amazing attention to detail” and as being “approachable and commercially minded”.
