Rachel Niall - Partner

Rachel is a partner in the Property team at Hayes solicitors, and was previously a partner in a top-three Irish corporate law firm for over 10 years. She has a broad practice covering all aspects of commercial property. In particular, Rachel has substantial experience in the acquisition and disposal of the full range of property interests, including offices, warehouses, car parks, hotels and shopping centres.  She regularly negotiates leases and agreements for lease and all related issues for both landlords and tenants, domestic and international. Rachel has significant experience on insolvency-related property matters, particularly advising Receivers on long-running receiverships with multiple property interests.  Advising developers on site acquisitions, property financing and development to disposals is another area of strength.

Experience

Recent transactions that Rachel has worked on include:

  • Advising on the acquisition of two large development sites in the Dublin Docklands
  • Advising two multinationals on their relocations to new Dublin headquarter premises 
  • Acting for a US property fund in acquiring a city centre multi-storey car park with offices overhead using a QIF structure
  • Advising a foreign investor on the launch of a new entry into Ireland in Henry Street, Dublin; Liffey Valley Shopping Centre, Dublin; and Newbridge Shopping Centre, Kildare
  • Acting for a Bank on the sale of a significant head office location 
  • Advising on the sale of a mixed-use property in South William Street, Dublin
  • Leading the property team on the acquisition of loans with a value of €800 million from NAMA

Rachel is a regular presenter at Dublin Solicitors Bar Association seminars on commercial leases, including most recently on the Building Control Act Regulations.
